Hi Everyone,

Please find below a brief update on Estate matters.

Drains

The work on the drains is progressing well.  The major pipe replacement work is completed on Oxshott Way and Mizen Way and there are another three weeks of pipe replacement on Oxshott Rise, Harebell Hill and Broad Highway.

The works on surveying and root clearing is complete and we are waiting on the quote to see what additional works are required based on Premier Drainage's findings. The relining works is programmed to start this week and should be less disruptive.

Thank you for your patience with the disruption and occasional road closures.

Gates

The planned work to address the ducting and cabling failings for our 5 gates has been completed. It is clear that our gates are approaching end of life and the approach taken in recent weeks/resetting post the cabling works is to prolong use as long as we can. Each gate is 'different' and you may notice the triggering to open varies between entering/leaving and gate to gate.

We will look to schedule the cleaning/minor repainting to gates and the adjacent picket fences during the holiday period.

We have also completed the final 'technical' obstacle to moving forward on the ANPR-based gate control, at last!

A separate email will cover next steps required from you. Actual 'Go Live' will be advised in good time to see end-to-end testing has taken place and you have had time to provide details required.

Roads

Please note the next few road sweeps will take place on:

·         Saturday 5 July

·         Saturday 2 August

·         Saturday 6 September

As usual, please could all residents make sure their cars and bins are off the roads to ensure the best results from the sweep

Trees & Verges

The annual “tree walk” (a yearly assessment of the health of our trees) is scheduled with Rob Hamill, in charge of our trees and verges, and the Estate’s tree surgeon for next week.

Communications

The recent works on our drains and gates have highlighted the need for a more dynamic, real-time, solution to communications between the management team and residents.

We are unable to email residents swiftly when an unforeseen issue occurs. This is because, to ensure that contact details are completely up to date for sale and purchase data, we download the latest version of the residents’ contact details database every time we circulate an email. In addition, due to the limitations of our email platform, each email must be sent out multiple times, in batches. As I’m sure you will appreciate, it is onerous and impractical to do this from a phone - instead the sender needs to be physically sat at a computer.

To address this, we set up an official OWRA-managed WhatsApp group. Please see your personal email for details of how to sign up to this group and benefit from access to live updates on Estate issues.

Summer Celebrations

As the weather improves we hope many of you will be enjoying your gardens with your family and friends. Please can we request that you are sensitive to the impact of these events on your neighbours, particularly if it is an evening event.
