Hello everyone,

Please find below a brief update on Estate matters following the most recent Board meeting.

Drains

We continue to await Thames Water’s review regarding its infrastructure, especially on Oxshott Way, following the blockage clearance.

Our attention is now turning to the scope and financial requirements of addressing the remaining estate drainage remediation, primarily in Oxshott Rise, Harebell Hill and Broad Highway. The Board will bring proposals to the next AGM.

Gates

We continue to observe some unreliability with our entrances; the ‘fix’ to Oxshott Way/Stoke Road by our suppliers failed within two weeks and Mizen Way/Fairmile failed last week. Notwithstanding a successful and quick remediation (as well as completion of works by SES towards the top of Oxshott Rise) we remain uncomfortable implementing the ANPR gate access control until persuaded underlying reliability is satisfactory. We intend to measure this by a period of 30 days without incident. We will, however, start the testing process within the next few weeks.

Roads

The minor works proposed to road surfaces will take place imminently. Impact to vehicular access should be minimal but current advice will be shared on the official OWRA WhatsApp group once known.

Noting feedback, we are looking to add a further road sweep beyond the planned two weekly effort currently in place but these sweeps are expensive and we remain mindful of our budget.

Trees

Regrettably, some tree works (the removal of the large red oak and reduction work to a smaller tree) were necessary last week on Harebell Hill. This work was completed successfully.

Annual email

Our retained office administrators at Global Brokers will shortly contact all shareholders to confirm the contact details they hold for you are current. Your swift response to this email would be very much appreciated.

Halloween

As in previous years, we have employed an additional security resource on the Estate for the evening of Halloween.
